Market knowledge and client service

NEW YORK, N.Y. - Robert K. Futterman has focused on the retail sector his entire professional career, providing services that helped drive the revitalization of some of New York’s most dynamic retail destinations including Times Square, Union Square South, Herald Square and SoHo. Recently, Futterman has leveraged his experience and the success of retail services firm Robert K. Futterman & Associates, LLC (RKF) to provide services nationally in markets including Boston, Chicago, Dallas, Houston, Los Angeles and Miami.
In 1998, after 15 years at Garrick-Aug Associates, where he led the firm’s retail leasing team as its top producer during the 1990s, Futterman established RKF. The firm has enabled Futterman to achieve his own vision for the retail sector, serving the needs of retail tenants and owners not only by securing space, but by providing knowledge of current and budding retail trends, detailed market intelligence and a strategic consultative approach. Futterman also understood that the retail sector was vastly underserved in a critical area, there was really no brokerage firm focusing only on retail real estate that could meet the needs of retailers throughout the nation.
In his career, Futterman has personally completed transactions totaling more than $2.5 billion. His client list includes many of the nation’s premier retailers including Gap, Wet Seal, Inc., Old Navy, Bally Total Fitness, Ann Taylor, Citibank, Club Monaco, Starbucks, Forever 21, Virgin Megastores, Banana Republic, Barnes & Noble, Bed Bath & Beyond, Adidas, J.Crew and Polo Ralph Lauren.
Futterman has worked on behalf of an equally impressive list of developers, owners and institutions, including The Related Companies, Milstein Properties, Cohen Brothers, Vornado Realty Trust, RFR, Forest City Ratner, The Lefrak Organization, Millennium Partners and The Trump Organization.
Experience and expertise, strategic business acumen, unsurpassed market knowledge, client-centered teams, and professionalism and commitment are the attributes that have set RKF apart since its founding. RKF senior executives have extensive real estate brokerage experience and are experts within their respective territories. Anticipating and understanding ever-changing market conditions has enabled the firm to consistently create opportunities for its clients.
These skills have helped RKF grow rapidly in size and strength. Since its inception, the firm has completed more than 750 retail leasing and sales transactions with an aggregate value in excess of $2 billion.
In 2002, the firm’s 40-plus employees were responsible for arranging transactions valued at $815 million in the New York metropolitan area and throughout the United States. Activity in 2003 is expected to surpass last year's figures. In addition to Manhattan, RKF now has offices in Los Angeles and Miami.
Aside from traditional real estate lease and sale transactional abilities, RKF also provides a wide range of advisory and consulting services to its clients and customers. The company is transforming retail brokerage through a singular focus on retail real estate, and issues that affect the sector and its clients.
RKF’s commitment to the retail business has also upped the level and quality of service its clients will expect from the industry going forward.
RKF designs its approach to align a client’s retail real estate with its goals for the business, and learn their client’s operation and customers to understand the vision and objectives that drive them. RKF professionals regularly consult with national and international retailers that are seeking to grow regionally and nationally, helping them to formulate and executive strategic expansion plans. They turn to RKF for its expertise as one of the few brokerage firms in the United States that focuses solely on retail real estate throughout the country.
For example, RKF has spearheaded two new locations for Dylan’s Candy Bar, a boutique candy retailer offering an exceptional shopping experience through creative architecture, a unique environment and distinctive products. In April 2003, RKF placed the company in a 4,800-square-foot store at Roosevelt Field Mall in Garden City, N.Y., and earlier this year, secured a 4,500-square-foot site at Houston Galleria in Houston.
Nationally, RKF has represented Ann Taylor in Southbury, Conn.; CH Carolina Herrera in Coral Gables, Fla.; Club Monaco in Dallas; Dylan’s Candy Bar in Orlando, Fla.; Forever 21 in Kansas City, Mo.; John Varvatos in Hollywood, Calif., and Las Vegas; Lucky Brand Jeans in Washington, D.C.; Montblanc in San Francisco, New York and San Antonio, Texas; Neuhaus in Hollywood, Calif.; and Solstice Stores in Miami.
In addition to its expertise at representing retailers in Manhattan, the firm has spearheaded deals throughout the Outer Boroughs and New Jersey. The company has represented J.Crew in Edgewater, N.J.; Modell’s in Brooklyn, N.Y.; RadioShack in the Bronx and Brooklyn, N.Y.; Kinko’s in Woodbridge, N.J.; Aerosoles in Brooklyn, N.Y.; Sprint PCS in Jersey City, N.J.; Today’s Man in Elizabeth, N.J.; and Wolfgang Puck Express in Hoboken, N.J.
National and regional retailers have all benefited from the manner in which RKF conducts its business, and from the firm’s professionals, who understand client needs and foresee trends and opportunities. This approach continues to foster an evolution in the way retail real estate is built, bought, sold and leased.
Robert Futterman’s belief that retail clients require far more than traditional transactional services has been borne out by RKF’s success. When RKF team members make recommendations, clients know that judgment is based on proven experience, knowledge of the market and the ability to understand retail trends from the perspective of the client.
