RKF Leases More than 100,000 Square Feet of Retail Space at Minskoff's 270 Greenwich Street

First move to TriBeCa for national lifestyle retailers Whole Foods and Barnes & Noble

NEW YORK, NY — Robert K. Futterman & Associates, LLC (RKF), the nation's leading independent real estate firm specializing in retail leasing, investment sales and consulting and advisory services is the exclusive leasing agent for 270 Greenwich Street, the new TriBeCa residential and retail complex under development by Edward J. Minskoff Equities, Inc. RKF has leased 100,000 square feet to national lifestyle retailers Whole Foods, Barnes & Noble and Bank of America.

Robert K. Futterman, Chairman and CEO and Ariel Schuster, Managing Director of RKF, are representing 270 Greenwich Street in all negotiations. Whole Foods will premier its first location in TriBeCa at 270 Greenwich Street with a 55,000-square-foot store on the building’s ground floor. Barnes & Noble will join Whole Foods with a 40,000-square-foot store on the second floor that is accessed through a street level entrance on Greenwich Street.

Whole Foods was represented in negotiations by Chase Welles of Northwest Atlantic Partners. Barnes & Noble was represented by Futterman.

Bank of America has also signed a lease at the building and will occupy 5,000 square feet on the ground floor. Alan Price of Trammel Crow represented the bank in negotiations.

"270 Greenwich Street is in the heart of the fastest growing residential neighborhood and one of the most vibrant areas of Manhattan," said Futterman. "Whole Foods and Barnes & Noble will bring very valuable services to the residents of Lower Manhattan."

RKF is presently marketing the balance of the 58,300 square feet of retail space. A lease is out with a national tenant for the majority of the second floor and a small portion of the first floor, and the team is in the process of identifying a modern, bistro-style restaurant for the 5,000-square-foot space at the corner of Warren and West Streets and apparel and upscale home furnishings tenants for the 5,500-square-foot space on Greenwich Street.

The total development at 270 Greenwich Street, bounded by Warren, Murray and Greenwich Streets, and West Street, is comprised of over one million square feet of residential and retail space, including parking for 400 cars on the lower level. The expansive retail component at 270 Greenwich Street is located on the ground and second floors of the Skidmore, Owings & Merrill designed building that will feature 163 rental apartments. The adjacent condominium tower of 228 residences is accessed through separate lobbies at 99 and 101 Warren Street. The building’s signature is a pine forest of 101 Austrian pine trees creating a veritable greening of the urban landscape.
