Oath Craft Pizza and Swerve Fitness Join Sant Ambroeus on the Bustling Retail Corridor at 1140 Third Avenue
NEW YORK CITY – RKF, the country’s leading independent real estate firm specializing in retail leasing, investment sales and consulting services, announced today that it has arranged two new leases totaling 4,830 square feet at the base of The Hanley, a luxury mixed-use residential building at 1140 Third Avenue in the Upper East Side, owned by an entity affiliated with Crescent Heights, one of the nation’s leading urban real estate companies. Both leases follow the noted opening of Sant Ambrose café this summer.
The newest tenants join an already eclectic mix of popular businesses.
Swerve Fitness leased 3,500 square feet for its fourth New York City location. The specialty indoor cycling fitness studio’s new space includes 1,000 square feet on the ground floor and 2,500 square feet on the lower level. The tenant was represented in the transaction by Jonathan Burke of J. W. Burke & Company.
Oath Craft Pizza will occupy 1,330 square feet for its first location in New York City. The Boston-based pizza chain is renowned for its trade secret thin crust pizza dough, featuring hand-stretched dough that is grilled and seared in avocado oil. Oath will occupy 1,030 square feet on the ground floor and 300 square feet in the lower level. The restaurant chain was represented in the transaction by John Auber of The Auber Group and Taryn Brandes and Jaqueline KIinger of (SCG Retail).
RKF Executive Vice President Joshua Strauss, Managing Director David Abrams and Associate Jordyn Comras represented Crescent Heights in the transactions.
Situated on Third Avenue, extending from the northwest corner of East 66th Street to the southwest corner of East 67th Street, The Hanley is a newly renovated luxury residential building with 11,000 square feet of available retail space, of which 7,250 square feet is currently available as divisible retail space on the ground floor – ideal for contemporary apparel, specialty retail and restaurants. Current tenants include Sant Ambroeus and Thierry Rabotin, both of whom have already proven extremely popular, as the area’s extensive residential and commercial populations are underserved in terms everyday high end conveniences, shopping and lifestyle experiences.
“The Hanley is an exceptional opportunity for retailers and restaurants to join a tenant collection that is leading the way for the retail evolution on this corridor on the Upper East Side,” noted Abrams. “Sant Ambroeus was a game-changer for us. Once we announced that they were opening a new location, we immediately saw increased interest from brands and restaurants that have had their eye on this neighborhood. The local area demographics and existing amenities are highly appealing.”
Located just steps away from the 4, 5, 6, N, Q, R and F subway lines, and the new Q train station at East 63rd Street and Third Avenue, the building offers retailers a distinct advantage in reaching pedestrian traffic both day and night. Fox Studios and Sotheby’s have offices nearby, and 1140 Third Avenue is walking distance from several area hospitals and luxury hotels that cater to tourists and diplomats, such as The Pierre, The Carlyle, The Mark, The Surrey and Gardens NYC. Several specialty fitness studios and wellness retailers are located nearby, including Flywheel Sports, SLT NYC, FhittingRoom, Nike, Soul Cycle, Equinox and lululemon athletica.
“The Hanley brings a hip, downtown edge to the Upper East Side, and is ideal for brands looking to make their mark on a strong retail corridor but seeking smaller spaces to fit in with neighborhood’s character,” said Abrams. “RKF is proud to be successfully remerchandising one of the most significant assets on this retail corridor.”
